Mactan’s quieter south side

Most visitors know Mactan for the resort strip in Punta Engaño and Maribago. Subabasbas is further south, where the coast is calmer and the neighborhood is more residential. You’re still close to resort life, with JPark Island Resort in Maribago about 5 km away, but home feels less like a tourist zone.

• Groceries and shopping: SM Hypermarket Lapu-Lapu is about 6 km away, with Lapu-Lapu’s larger malls a little further north.
• Healthcare: Mactan Doctors’ Hospital in Basak is about 4.4 km away.
• Sea trips: the east coast of Mactan is where island-hopping boats leave for Hilutungan, Nalusuan and Olango, so snorkeling days are easy to plan.
• History: the Mactan Shrine, with the Lapu-Lapu monument, is in Punta Engaño, about 9 km away.

Getting to Costa Mira

Here’s how to get there from the airport, from Cebu City through the CCLEX, or from Mandaue and the north.

From Mactan-Cebu International Airport

You don’t need to cross to the mainland. From the airport, head south through Lapu-Lapu toward Marigondon and on to Subabasbas. Google Maps puts it at about 12 km, around 25 minutes. Living this close to the airport is useful if you travel often or have family flying in.

From Cebu City through the CCLEX

The Cebu-Cordova Link Expressway (CCLEX) is the 8.9 km toll bridge between the South Road Properties (SRP) in Cebu City, where SM Seaside City Cebu is, and Cordova on Mactan. The CCLEX is about 5.8 km from Costa Mira, and SM Seaside is about 15.6 km away using it. Fuente Osmeña in downtown Cebu City is about 20 km. That keeps the city within reach without going through the busy Mandaue bridges.

From Mandaue and the north

If you’re coming from Mandaue, Consolacion or Liloan, cross to Mactan on either of the Mandaue bridges, then drive south across Lapu-Lapu. This route is shorter on the map, but traffic near the bridges can be heavy at rush hour.

Living here, or renting it out

A lot of buyers look at a beach condo as something they can rent out when they’re not using it. That can work, but please check a few things before you count on it:

• Building rules. Ask how the condominium corporation handles short-term rentals, guest registration and use of the amenities by guests.
• Permits and taxes. Renting out a unit is a business in the eyes of the city and the BIR. Ask an accountant what you’ll need to register.
• Running costs. Association dues, utilities, furnishing, cleaning and someone on the ground to handle guests all come out of what you earn.
• Empty months. Bookings rise and fall with the seasons. Plan your payments so you can cover them even when the unit is empty.

I won’t quote rental income or returns, because no one can promise those. I can share the unit sizes, the payment terms and what the building allows, so you can do your own math.

Choosing a unit in Tower 4

Since every unit in Tower 4 has a balcony and a sea view, the choice is mostly about size and how you’ll use the space. A studio is simple to maintain and easier to furnish. A one-bedroom gives you a separate room if family will stay often. The two-bedroom has a maid’s room, which helps if you’ll live here full time. Some units can be combined if you want more room later. If you’d rather live in the city and visit the beach on weekends, look at The Wave Towers in Cebu IT Park instead.
