Living inside Cebu IT Park

Cebu IT Park is a planned business district in Lahug where many of Cebu’s IT and BPO companies have their offices, so a lot of people who live here simply walk to work. The Wave Towers is about a 400-meter walk from Ayala Malls Central Bloc, which covers groceries, a cinema, banks and a long row of restaurants. Around the park you also have cafés, convenience stores and late-night food spots that stay busy because offices here run around the clock.

Just outside the park, Salinas Drive and Gorordo Avenue put more of daily life within a short ride:

  • Shopping and dining: Waterfront Cebu City Hotel and Casino, about 1.4 km by car, and JY Square Mall, about 1.6 km.
  • Schools: the University of the Philippines Cebu campus on Gorordo Avenue, about 2.3 km away.
  • Hospitals: Perpetual Succour Hospital on Gorordo Avenue, about 2.5 km away, and Chong Hua Hospital in Fuente, about 3.7 km.
  • Weekends: the mountain barangay of Busay is right behind Lahug, so the view decks and cooler air up the hill are an easy drive.

How to get to The Wave Towers

Here’s how to get there from the airport, from Ayala Center Cebu, or from downtown and Fuente Osmeña.

From Mactan-Cebu International Airport

Cross to the mainland on the Marcelo Fernan Bridge or the Mactan-Mandaue Bridge, then go through Mandaue and Banilad into Lahug and onto Salinas Drive, the main road along IT Park. Google Maps puts it at about 13 km, roughly 25 minutes in light traffic. At rush hour, give yourself an hour or more.

From Ayala Center Cebu

Ayala Center Cebu in Cebu Business Park is only about 2.4 km away by car, so the two Ayala malls are a short taxi or Grab ride from each other. That also makes Ayala Center an easy errand run on weekends.

From downtown and Fuente Osmeña

IT Park is about 4 km by road from Fuente Osmeña Circle. Jeepneys run along Gorordo Avenue and Salinas Drive, and taxis and Grab cars wait around IT Park at most hours.

Who The Wave Towers suits

IT Park employees who are tired of a long daily commute. Living inside the park can save hours every week.

Couples and small families who want a two or three-bedroom layout near schools and hospitals, without leaving the city.

Buyers planning ahead, including OFWs, who want a pre-selling unit they can pay for in stages while they work. Tower 1 has a target turnover, not a fixed date, so plan your finances around the developer’s schedule and ask me for updates as construction moves.

If you’d rather move in sooner, compare it with JTower Residences in Mandaue, where some units are already turned over.

I won’t promise rental income or price growth. What I can do is show you the unit sizes, the payment schedule and what nearby units are listed for, so you can decide with real information.

Buying from abroad, step by step

A pre-selling unit is something you can buy while working overseas. Here is how it usually works when you can’t be in Cebu:

  1. Video walk-through. I can do a live video call from the showroom or model unit so you can see the finishes and layouts for yourself.
  2. Official price list. I send the developer’s current price list and a sample computation for the exact unit you like, not a screenshot from social media.
  3. Reservation. Once you pick a unit, you pay the reservation fee through the developer’s official channels. Always pay the developer directly, never a personal account.
  4. Documents. Usually a valid ID, your TIN and proof of income. If a family member will sign for you in Cebu, you’ll need a Special Power of Attorney, consularized or apostilled where you live.
  5. Updates until turnover. I keep you posted on construction progress and payment due dates.
