Life on A.S. Fortuna Street

A.S. Fortuna is one of the main roads linking Mandaue to Banilad in Cebu City, so the area mixes offices, schools, clinics and food spots. Living beside the mall means groceries, banks, pharmacies and restaurants are downstairs instead of a ride away. Other places residents use often:

• Business and dining: Oakridge Business Park along A.S. Fortuna, about 2.6 km by car, and Banilad Town Centre, about 3.5 km toward Cebu City.
• Malls: Parkmall in the North Reclamation Area, about 2.1 km away, with SM City Cebu farther toward the port.
• Hospitals: the University of Cebu Medical Center (UCMed), about 2.8 km away, and Chong Hua Hospital Mandaue, about 3.6 km.
• Schools: ACLC College Mandaue, about 1.1 km away, and the University of Cebu Banilad campus, about 5.4 km.

Getting to JTower Residences

Here’s how to get there from the airport or from Cebu IT Park and Banilad, or by public transport.

From Mactan-Cebu International Airport

JTower is one of the closer condos to the airport on the mainland side, about 8 km away by Google Maps. Both bridges from Mactan land you in Mandaue, and from there it’s a short drive to A.S. Fortuna Street. Look for SM City J Mall. In light traffic it’s around 15 to 20 minutes, and longer at rush hour. That makes it practical for people who fly in and out of Cebu often.

From Cebu IT Park and Banilad

Follow A.S. Fortuna from Banilad toward Mandaue. IT Park is about 5 km away by road, so a daily commute to Lahug is realistic, especially if you leave before the morning rush.

By public transport

Jeepneys pass along A.S. Fortuna Street, and the mall area is a common pickup point for taxis and Grab. If you’re visiting the showroom, telling the driver “J Mall in Mandaue” is usually enough.

Ready now or still being finished: how to choose

JTower gives you two kinds of units, and the right one depends on your plans.

A unit that’s ready or close to ready suits you if you need a place soon, want to stop paying rent, or want to see the actual unit before you pay in full. You can inspect the real space, check the view from that exact floor and see the finished hallways and amenities.

Newer inventory that isn’t ready yet gives you more time to pay before turnover, which can make the monthly amount easier to manage. The trade-off is waiting, and planning around the developer’s construction schedule.

Tell me your move-in timeline and how you plan to pay, whether in-house, through a bank or through Pag-IBIG, and I’ll show you which floors fit.

What to check before you accept a unit

When a unit is turned over, you have the chance to inspect it before signing the acceptance papers. I recommend checking:

• Doors, windows and locks open and close properly.
• No cracks, stains or water marks on walls and ceilings.
• Every outlet, switch and light works, and water pressure is good in the kitchen and bathroom.
• Floor tiles are level and not hollow when tapped.
• The view and floor match what’s in your contract.

Anything you find goes on a punch list for the developer to fix. I can walk through the unit with you, or do it on video if you’re out of town.
